Sugar Hill is a cooperative, which means the residents have purchased a share of stock in the cooperative.  Therefore, the residents are the owners of Sugar Hill Retirement Community.

What residential options does Sugar Hill offer?

Sugar Hill offers 70 housing units, of which 29 are cottages and 41 are apartments. There are several floor plans for residents to choose from.

Does Sugar Hill offer assisted living as well as independent living options?

There is an assisted living wing in the main building, which consists of 15 units. It is owned and operated by Huggins Hospital, a non-profit community hospital.

What is the staff like at Sugar Hill?

Sugar Hill employs a staff of 30 individuals, which includes Administrative, Facilities Maintenance, Life Enrichment, and Food and Beverage departments.

What are the fees at Sugar Hill?

After deciding to move to Sugar Hill, residents purchase a share of stock which corresponds to a cottage or apartment. The price of the stock certificate is determined by the square footage and amenities/upgrades of that particular unit.

Residents then pay a monthly fee which covers:

  • the cost of real estate taxes

  • property and liability insurance

  • full maintenance of all non-resident owned items for the entire campus

  • all property maintenance

  • social programs

  • a 24-hour emergency monitoring system

  • funding for reserves and capital funds

The monthly fee will also cover the cost of some utilities for apartments or cottages.

The benefit of living at a co-op like Sugar Hill is that your fees make you a shareholder in the community.

“Although the costs of maintenance, groundskeeping, food service, the land lease, and supervision over all are included in a monthly bill to each resident, there is no profit paid to an outside owner. This novelty results from the cooperative being the property of the residents of Sugar Hill,” John Shepard, resident and board member, explains.

Are there opportunities to socialize at Sugar Hill?

The Dining Room is a center of daily social activity where the residents can enjoy four-course meals with wait staff service and inspiring menus. Other activities include trips to cultural and social venues, regularly scheduled activities that include morning social hours in the Coffee Shop, exercise classes coordinated by the Physical Therapists from Huggins Hospital, health-related lectures, and clinic by the Visiting Nurse Association, and a variety of other types of entertainment.
